This system allows our clients to have a high input and participation whilst AXXO is acting as the consultant, taking the role of delegated developer. AXXO manages the overall process watching over so that the owner objectives are fully complied.

This system of contracting could go under the heading of a "turn key" service, with the exception of following the site in a transparent way using a GMP system (open books, savings share out). This system can be used for refurbishments, fit outs and office moves.

- We establish an upper limit for the overall cost. The extra cost is assumed by the Project Management Firm.
- Legal responsibility is transferred to the Project Manager.
Guaranteed Maximum Price or GMP is a contract that seeks to establish conditions so the Project Manager has full implication as General Site Contractor, contracting under the open book basis assuming the inherent risks that this implies. In this process savings are shared and we establish an economic limit that when exceeded is taken over by the Project Manager.

- Contracting on site with "open book" procedures.

- The client knows in advance the economic limit of the project.
- Split savings
(shared premium).
- Greater management capacity than with conventional procedures.
- Significant Risks are transferred to the Project Manager.
Given the case of a Project that is close to conclusion, the Project Manger can be hired with the exclusive mission of managing the contracting of site works and the site works. This process is oriented to cost optimization and to ensure the quality of the site works.

- Assistance on site Hand Over.
- Supervision of Construction Drawings and Project documents.
- Management and control of site works.

- Optimization of the cost-quality ratio through value engineering and latter site follow up.

- The (General) Contractor does not hold all the power on site.
This control tool is specially designed for investors who want to monitor the use of investment funds in a given development. Axxo acts as process auditor, producing a period report (monthly or fortnightly or as established) that will reflect the status of the project at a given time.

- Planning of Inspection Points.
- Final Snagging List for each of the units.
- Control of quality standards in the project.

This type of report can be preceded by a Due Diligence Report. The main objective is to analyze the technical /and or financial feasibility of a given real estate operation that may imply changes in the original property status (cost-wise, time related or quality results oriented).

- In the case of real estate operations that may imply a change of use, a change in areas or a formal change, it is possible to identify all investment costs before the actual property purchase takes place.
With this service we want to ensure that a proper after-sales attention (or post-rental attention) is given to the end users of a residential or office development. We manage claims and complaints, repairs and other facility management chores as required.

- Inspection visits.
- We manage repairs as required.
- Demand Request Management and Report writing.

- It centralizes all demands and it ensures a correct administrative procedure for all claims.
These reports will allow us to analyze precisely what it is, that will be sold or bought in any real estate purchase. We will analyze in what condition we find the property, if it has any hidden problems, and what solutions we can find to these issues. This kind of work can be part of, or precede, a Feasibility Study.

Through Risk Management we identify, asses and prioritize the effect of uncertainties in such a complex process as construction, where the risks that appear are not always evident. Axxo uses qualitative methods to analyze project risks, based on previously established goals.
